Site Opportunities |Principle is working in partnership with New Urban Partners to develop a series of transit-oriented, mixed-use buildings. The Laneway project is the last phase of a 10-year effort to infill many empty lots within the Roxbury Crossing subway station's walking distance. The Laneway is a new shared open space that will connect the block, provide seating for businesses, and create an elegant space for events and community gatherings.
Team Approach | The 4-story, 21-unit apartment building utilizes the Compact Living Pilot, a program created by The Mayor’s Housing Innovation Lab. The Laneway Building at 9 Burney Street has the potential to serve as a model for the Compact Living Pilot due to its beautifully designed units & amenity spaces, commitment to long-term occupancy, a novel open, publicly accessible laneway, proximity to public transit, and bike amenities for residents and guests. The Laneway was approved by the BPDA in May of 2019, after a two-year public process involving over 70+ formal and informal community meetings and a drop-in studio. Our team listened and responded to the community's feedback, making numerous changes to the design, including reducing the building height and removing retail space from the ground floor.
Project Impact | 9 Burney Street delivers new residential units (including three affordable units) and enhanced public spaces within walking distance of transit. A six-space parking garage and bicycle storage promote transit-oriented living. The addition of centralized trash service helps address neighborhood waste and visual clutter issues. The project supports the local economy, public health, and community identity by creating a walkable, human-scaled environment. Principle’s broader New Urbanism efforts through this project aim to foster vibrant, healthy neighborhoods across Mission Hill.
